As spring takes full bloom in Citrus County, so too does the dynamic real estate market—bringing with it new opportunities, shifting timelines, and evolving buyer behavior. Here's a comprehensive look at April’s housing activity across single-family homes, manufactured homes, and townhouses/condos.
🏡 Single-Family Homes: Inventory Grows, Timelines Lengthen
- Closed Sales: 282 homes (-3.1% YoY)
- Median Sale Price: $284,500 (slightly down 0.1%)
- Cash Buyers: 37.9% of all sales (down from 47.1% last year)
- Time to Contract: Median of 53 days (up 39.5%)
- Time to Sale: Median of 87 days (up 14.5%)
- New Listings: 519 (up 24.5%)
- Pending Sales: 302 (down 2.9%)
- Inventory & Supply: 1,667 active listings with a 6.5-month supply
💡 Insight: Inventory is up and homes are spending more time on the market—signs that buyers have more negotiating power. Still, well-priced homes are moving steadily, keeping prices stable.
🛠️ Manufactured Homes: Price Plateau, Longer Sales Process
- Closed Sales: 53 units (-25.4% YoY)
- Median Sale Price: $150,000 (up 0.7%)
- Cash Buyers: 66.0% of sales (up from 63.4% last year)
- Time to Contract: Median of 61 days (up 125.9%)
- Time to Sale: Median of 90 days (up 34.3%)
- New Listings: 85 (down 4.5%)
- Pending Sales: 57 (down 37.4%)
💡 Insight: While prices have held firm, the buyer pool may be softening. With sales activity down and days on market up, sellers should focus on competitive pricing and strong marketing strategies.
🏘️ Townhouses & Condos: Softened Prices, Strong Cash Influence
- Closed Sales: 7 units (no change YoY)
- Median Sale Price: $155,000 (down 17.2%)
- Cash Buyers: 93.8% of all sales (a significant 1.8% increase)
- Time to Contract: Median of 41 days (up 17.1%)
- Time to Sale: Median of 69 days (up 16.9%)
- New Listings: 26 (up 13%)
- Pending Sales: 8 (unchanged YoY)
💡 Insight: Condo prices dipped, but a high percentage of cash deals signals serious buyers. With low sales volume, each well-positioned listing has a better shot at standing out.
What This Means for Buyers & Sellers
For Sellers: The shift in days on market, especially for manufactured and single-family homes, means expectations must be adjusted. Price it right, and stage it well. Condos and townhomes may need extra patience—but cash buyers are circling.
For Buyers: More inventory and longer timelines equal more leverage—particularly in the single-family and condo segments. Manufactured home buyers, however, may still face tight competition in select price ranges.
