As the spring season approaches, the February 2025 housing market for Citrus County continues to reflect a market in motion—balancing buyer caution with pockets of opportunity across all property types. Here’s a snapshot of what REALTORS® across the county saw this month:
📊 Single-Family Homes: Stability Amid Slight Softening

Closed Sales: 214 homes sold, down 11.2% YoY.

Median Sale Price: $299,748, up 0.7%.

Cash Buyers: 42.1% of sales were cash (up 9.1%).

Time to Contract: 57 days (down 6.6%).

Inventory & Supply: 1,500 active listings with 5.9 months of supply.

🛠️ Manufactured Homes: Prices Slide, Activity Slows

The single-family market remains strong and balanced—now is still a great time to list, especially with prices steady and homes selling faster. Manufactured home sellers may need to price strategically due to recent value shifts, while condo sellers should prepare for longer timelines.
For Buyers:
Buyers still have negotiating power in most segments, especially for townhomes/condos. Increased inventory means more choice. And with many sellers still receiving near-list price, acting quickly on well-priced properties is key.
