The latest housing market data from the REALTORS® Association of Citrus County (RACC) shows that the Citrus County real estate market remains active, resilient, and increasingly balanced heading into Summer 2026. Across single-family homes, manufactured homes, and condos/townhomes, buyers continue to enter the market while home values remain stable throughout Crystal River, Homosassa, Inverness, Beverly Hills, Citrus Springs, Hernando, Lecanto, and surrounding Citrus County communities.

According to the April 2026 market reports, single-family home sales in Citrus County increased 20.9% year-over-year, with 341 closed sales recorded during the month. Pending sales also climbed 26.5%, signaling continued buyer demand and positive market momentum moving into the second quarter of 2026. Median sale prices increased to $299,000, while overall dollar volume exceeded $116 million for the month.

What Does This Mean for Buyers in Citrus County?

For homebuyers searching for homes for sale in Citrus County, today’s market offers more opportunity and flexibility than buyers experienced over the past several years. Inventory conditions are improving, homes are staying on the market slightly longer, and buyers are gaining additional time to evaluate properties and financing options before making purchasing decisions.

The median time to contract for single-family homes increased to 55 days, while median time to sale reached 90 days. This shift reflects a market that is transitioning into a healthier and more sustainable pace compared to the highly competitive seller-driven conditions seen in previous years.

Buyers relocating to Florida continue to view Citrus County as one of the state’s most desirable areas for affordability, waterfront access, retirement living, outdoor recreation, and quality of life. Communities throughout Crystal River, Homosassa, Inverness, and Citrus Springs remain attractive to retirees, remote workers, first-time buyers, investors, and second-home purchasers seeking value compared to larger Florida metro areas.

What Does This Mean for Sellers in Citrus County?

For sellers, the market continues to provide strong opportunities — especially for homes that are properly priced, professionally marketed, and strategically positioned online. While homes may take slightly longer to move through the transaction process, demand remains steady and home values continue showing year-over-year growth.

The median sale price for single-family homes rose 5.1% year-over-year, reinforcing that buyers remain willing to pay for well-maintained and competitively priced properties.

The Citrus County manufactured home market also experienced continued growth during April 2026. Median sale prices increased 10% year-over-year to $165,000, while dollar volume rose more than 24%.

Manufactured homes remain an important housing option for retirees, seasonal residents, downsizing homeowners, and budget-conscious buyers looking for affordable homeownership opportunities throughout Citrus County.

As housing affordability remains a statewide concern across Florida, Citrus County continues to stand out as a market where buyers can still find attainable housing options without sacrificing community lifestyle, access to nature, or coastal amenities.

Condo and Townhome Demand Continues Growing

The townhouse and condo segment posted one of the strongest percentage gains across the local market. Closed sales increased 71.4% year-over-year, while dollar volume jumped more than 157% in April 2026.

This increase reflects growing interest in low-maintenance living, vacation properties, investment opportunities, and seasonal housing throughout Citrus County’s coastal and golf course communities.
